1st Mortgages | Niches

To choose the right matrix for your loan scenario, just answer a few qualifying questions:

Is this a residential or commercial property?

• Residential includes properties with 1-4 units, condos, townhouses, etc.
• Commercial includes properties with 5+ units, income-generating properties, etc.

What is the credit score of the client?

• 620 and higher: Prime
• 580 and higher but does not qualify for Prime: FHA/VA/Govt
  500 or less: Residential Hard Money

What lien position are you looking for?

• 1st Mortgage: Prime 1sts
• Any unusual property types or borrower situations: Prime Niches, Residential Hard Money, Construction, Warehouse
