Another example could be a couple with bad credit and little money that wants a home of their own. If they get a 2/28 (two lates in 28 months) ARM, they won't be any better financially. But if you offer a two-stage program, you can put them on a 100-percent 2/28 ARM with 24-month prepay, plus send them to a reputable credit-restoration company and refer them to a financial planner for a monthly budget and savings plan. Explain that they need to make payments on time and that you will do a refinance for them in 24 months. Set an appointment for two years from the closing. Follow up to make sure they're getting their bad credit handled.
