The client has multifamily experience so this isn't there first rodeo so they will be rate shopping me. They have excellent credit and financials. Here is info about the deal: The 31 Villages style homes are 1 story, 3 bedrooms and 2 bathrooms each unit. The average living area per unit is 1313 under A/C. Gross operating income is $495,6oo per year. The net operating income is $373.260 and the cap return for this property is 8.2% yearly. Currently, 23 units are rented at $1,300 per month (old leases), 6 Units are rented at $1,400 per month, and 2 Units are rented at $1,500 per month, therefore clearly there is a easy option to increase rent on those 23 other units in the following 6-8 months, which will increase the GOI to $523,200.The Current CAP for this transaction is at 8.2%.
