General Notes: I financed a couple under FHA financing in January 2018. Clients to refinance out of their FHA loan (to get rid of the high MI and financed MIP that comes with FHA loans). FHA is only institution that allowed the Chapter 13 after being discharged. Agency loans need a 2 year seasoning for Chapter 13 to have pass in order to finance under Fannie or Freddie Mac.. Any lenders out there that would consider a Chapter 13 R/T refinance without the 2 year BK being seasoned. A short term loan (5 year) would be fine as the main point of refinancing is to get rid of MI/MIP and hopefully reduce their rate and/or payment when the MI/MIP is removed. LTV may be lower depending when appraisal value comes back as client did a lot of upgrades to the home after they purchased (fixer). Thank yoiu
