Small-cap commercial sales bounce back in March

Sales of smaller commercial properties bounced back in March and transaction volume was on a record pace at the end of the first quarter, according to Boxwood Means.

Through March, sales volume of properties  valued under $5 million totaled $21.7 billion, which was 1.8 percent above the record pace set in the first quarter of 2015. Transaction volume totaled $7.8 billion in March, up 15.3 percent compared to a sluggish February, the company reported.

The sales boom, however, has narrowed to fewer cities, Boxwood Means said. Some 64 markets had year-over-year gains in sales volumes, compared to 84 cities in January and 80 from March 2015.

Boxwood Means Principal Randy Fuchs said the small-cap market has largely avoided volatility in the sources of money used to purchase larger assets sought after by investors.

“I'm still pretty sanguine about the prospects for Main Street [commercial real estate], where global capital flows have little to no impact, and it's more about local core fundamentals and the well-being of the local economy,” Fuchs said.

Industrial and office rents also surged in the first quarter on tight supply, constrained building and recent increases in the number of office jobs, Boxwood Means reported.
