Commercial loan delinquencies stay down

Commercial loan delinquency rates ended 2017 at or near record low levels, according to the Mortgage Bankers Association (MBA).

Delinquency rates were largely stable in the fourth quarter.

“Commercial and multifamily mortgages ended 2017 continuing to perform extraordinarily well,” said Jamie Woodwell, MBA’s vice president of commercial real estate research. “The market tailwinds of strong fundamentals, increasing property values and ready access to mortgage [credit] and other credit all put downward pressure on delinquency rates.”

The 30-day delinquency rate for commercial mortgage-backed securities (CMBS) was 4.08 percent, a decrease of 0.52 percentage points from the third quarter. Loans held by banks and thrifts had a 90-day delinquency rate of 0.51 percent, down two basis points.

Loans held by Fannie Mae saw an eight basis point increase in the 60-day delinquency rate, to 0.11 percent. The 60-day delinquency rate of loans held by life insurance companies and Freddie Mac stood at 0.03 percent and 0.02 percent, respectively.
