At first glance, going from a career in computer-processor design to one as a mortgage loan originator seems like an unusual shift. For Yinan Nancy Sun, however, the transition was smooth and seamless.

Sun worked in computer engineering for about five years before getting laid off. As she contemplated her next career move, the mortgage industry stood out.

“I said, you know, I can help people realize their dream and buy a house,” Sun says. “That’s how I got started.”

That start came in 2002, and Sun launched Austin First Mortgage a year later. Success came early for her and her company. Sun recalls closing more than 200 loans annually during her first couple of years in the industry.

“It was not that difficult,” she says about starting her own company. “There was a refi boom, so that was a good time.”

Ever since then, Sun has experienced plenty of good times in her business, and she has been one of the most consistent performers in the Top Originators rankings since Scotsman Guide first began publishing them in 2009. In each of the seven years that the rankings have been compiled, Sun has been in the top 20 in most loans closed and among the top 50 in top dollar volume.

In 2011, she ranked No. 1, with 680 closed loans. Last year, she was No. 11 in the same category, but she closed more loans (693) than in 2011.

Sun also has seen her business grow tremendously over the past 13 years. She has a staff of about 25 people, and Sun gives them much of the credit for Austin First Mortgage’s success. Along with her company’s home base in Texas, Austin First Mortgage also has originators in Maryland and Oregon — and Sun says she hopes to be nationwide someday.

Because of her computer-engineering background, Sun says, she had a couple of advantages when she entered the mortgage industry. First, her proficiency in math came in handy when calculating rates for would-be borrowers. Second, she was ahead of the curve when it came to embracing digital and paperless mortgage solutions — a popular move in the tech haven of Austin, Texas.

It’s the differences between the engineering and mortgage fields that Sun most appreciates, however.

“There’s more fulfillment,” Sun says of the mortgage industry. “You get to make customers happy and realize their dreams. Sometimes they’ll send you flowers to show their appreciation, and you know you’re important to them.”
