Policy shifts revive attention on manufactured housing

Federal actions on financing, zoning and Opportunity Zones could unlock wider use of manufactured homes nationwide

In November, the National Association of Realtors concluded that “the typical age of first-time buyers climbed to an all-time high of 40 years.” This trend underscores the increasingly vital role that manufactured homes — and manufactured home communities — can play in expanding access to homeownership.
Manufactured homes are the nation’s most affordable path to homeownership. The average price of a manufactured home is $125,000, compared to approximately $420,000 for a site-built home. The average income for buyers of manufactured homes is $60,000, compared to $135,000 for purchasers of site-built homes. In many cases, manufactured home purchasers spend less on monthly housing costs than they did as renters.
