For much of the past decade, real estate investors operated in a market that allowed for a degree of imprecision. Capital was inexpensive, asset values were rising and rental demand remained strong enough to absorb inefficiencies across the lifecycle of an investment. Even when underwriting assumptions were optimistic or execution fell short, many deals still produced acceptable outcomes.
